Why are my trees keep on dying?

Before summer one of my small pine trees dies, so I dug the tree up and was going to replace it when it is summer. Winter just ended and another one of my trees died. The new tree that dies is right next to the old tree that was dug up. The trees that are near them are all in perfect health. Is their sum thing under neath the ground because I also found something that is making tunnels under my lawn. What is making the trees keep on dying.
