Is there any lender that could a approve a home loan with a "Disputed Status" remark on credit report?

Any Credit Expert? Real Estate Professional? Loan Officer? Underwriter? Lender? Lawyer? Please let me know if you can help. I truly appreciate your inputs on the following mortgage issue: I am in the process of buying a house at this time with a very good job, sufficient amount of down payment, and the middle FICO score of over 700. My debt-to-income ratio is excellent. There is absolutely only 1 issue that I am facing for the loan approval, and that is the comment “Consumer Disputes This Account” on 1 of the tradelines in my credit report (under Equifax only). I was engaging in real estate transaction on 12/2010 and was denied of a home loan because of this “Consumer Disputes This Account” remark on the tradeline in my credit report. This is the new guideline for FannieMae, FreddieMac, and FHA lenders (basically the same guideline for all lenders today). It states that there must not be any “Dispute” on the credit report in order for the loan to be approved. I almost lost my deposit, and actually lost the inspection fee for this real estate transaction along with a lot time and headaches. This tradeline does not appear on my Transunion or Experian report. I have attempted all known and possible resolutions to remove the remark on this tradeline and have been unsuccessful. The creditor and Equifax have been non-responsive to my numerous requests to have the remark remove as I am no longer disputing the account. The account went into collection in 2006 and was paid off to $0 balance since the beginning of 2009. There is no interest for the creditor to spend their time removing the remark or address my request as there’s nothing owed to them, and they made clear of this. I have called Equifax numerous times for the past 3 months, and all they could do is to send requests to the creditor to remove the remark via their electronic inquiry system E-OSCAR. Equifax advised that they cannot remove the remark on their end without the creditor’s response. However, the creditor would respond to them that the account is still under dispute over and over again without taking into consideration the nature of the requests sent. I am not sure if the creditor even looked at what the requests were for, and just responded to them as my account is being “reported correctly” and that “this item belongs to me”… But it is not being reported correctly as I am not disputing the account, but rather only for the remark they erroneously put on. I have made numerous phone calls to the creditor and they have hung up after literally “cussing” and “yelling” at me every time, and I mean every single time. They would say that the account status is PAID with a $0 balance and that I should stop calling. But they still reported it as “Consumer Disputes This Account”. At this point, I am beginning to realize that they may just leave this remark on as retaliation for me calling them so often to remove it, considering the way they interact with people. I have file a complaint with the FTC but I am sure nothing is going to happen. I have read online that certain lenders could perform manual underwriting and take this particular tradeline out and rescore my credit so that I could be approved. But manual underwriting is far-and-few in between, complex, and only works in theory but not in the real world. I have also read that there may be some lenders that could overlook this issue entirely but I do not know any of these lenders nor do the loan officers I have previously dealt with. At this time, I am working with a company called eCreditAdvisor, and they have sent certified letters to Equifax and the creditor requesting the disputed remark be removed. Equifax and the creditor have received the letters and still reporting it as “Consumer Disputes This Account”. eCreditAdvisor suggested that if I use the green certified mail receipt cards along with copies of this letter requesting the removal, that they would be sufficient enough to request the credit pulling agencies (i.e. Credco, Landsafe, Factual Data…) to manually remove the remark prior to the loan underwriting. But I am not sure about this method as a lender would have to re-pull my credit when the loan goes into underwriting, and the remark would still show. What would happen then? But this is my very last resort at this time. Please let me let me know if you can assist me in obtaining a home loan and be approved all the way. Thank you for your time and consideration.

Since you're getting the runaround from the credit bureaus, you should contact a real estate attorney. He will charge a fee but I think they would respond a little quicker.
