Whats the best way to address your landlord (property management) when your rent check bounces?

I've lived at my place for 8yrs as of May and Ive only bounced one check with them back in 02. But the story is I payed rent in March, then in April, but when I went to pay my taxes I saw that the check for the month of March had not cleared yet so off went my tax payment and I called my property management and told them to look into it, they said they had not recieved a check for the month of March so basically the check is lost so I stop payment and re-issue a check for that month, and I also give them a check for the month of May well one of the checks cleared but the other one did'nt, I deposited money into the account this evening but they already returned the check. I feel so bad,drained, and embarrased, the manager of my place is always so rude how should I approach this situation?

if april went thru and march did not then the march check was probably misplaced by them and they thought it was deposited. they probably were not aware that it happened until you brought it to their attention. if they never received march at all trust me they would have called you before may had they of known. since you now have the cash deposited call them and tell them you will be sending a new check as your account was screwed up due to the march mishap that was no fault of yours. ask them to waive fees since you did send it and then had to stop payment which also cost fees.

First of all, your mistakes were not intentional, so just ignore his rudeness. If you still owe him a cheque, just pay it immediately and stick a note on it that says "Sorry for the inconvenience caused" and forget the matter.

If you have the funds available, purchase a cashiers check or money order for the March rent, and hand it to them first thing tomorrow morning. Be sure to let them know that one of the checks that you sent was returned. Approach them in a respectable manner, and hopefully they will be more professional when speaking with you, especially since you are a long term tenant. Landlords hear all kinds of excuses as to why the rent was not paid or late,so they may come off rude. Just settle it up as quickly as you can. If you have Microsoft Money or any budget management software, take the time to upload the software, learn and budget your finances so that rare situations like this does not happen again. Setting a budget encourages you to save money, so that when unexpected expenses come up, you can pull from the reserves and not from your living expenses. Good luck to you.

I would go in with cash or money order tomorrow. Remember to add on the bounce check fees in your lease agreement. Explain to him what happened and ask if he can take payments electronically, this will prevent you from bouncing since there is no mail to deal with and you don't send it electronically until there is money in the account. I haven't bounced any checks since I started with a bill payer system. Good Luck!

Bear in mind that the landlord's account will have been dinged for the bad check, so find out how much that is, add it to the rent due, and get a cashier's check from your bank for the total. Give this to the manager, with apologies.

It's a honest mistake, maybe just take a cashier's check or money order to him so that he knows for sure he is getting the money and forget about the rest, you know you are a good person don't let this bother you.

Just explain to the landlord your mistake and let him know it was unintentional. As for his rudeness, maybe it has something to do with the way he was raised.
Just address this head on... tell your manager exactly what happened " I've lived here for 8 years, I hope that you can understand how upset I am that this has happened and I'll do whatever it takes to clear up any debt! It was a strange "lost cheque" situation that I don't anticipate happening again. Sorry for any trouble... I think you'll find that taking the direct approach will earn you respect instead of rudeness.

Hi, the best way to address your landlord is with cash as soon as you have it, with an apology. However, that may not prevent a similar thing from happening again in the future...perhaps you could make out a standing order from your bank and show your landlord you have done everything you can to ensure he gets his rent on time? The rudeness of some people is inherent and there is little you can do about that, but if you are always polite and (as you do normally) pay your rent on time he has no justification for his rudeness.. Also, ask him why he didn't notify you in March that he hadn't received your rent. After all they expect you to pay regularly and you do, so if, for any reason, the check doesn't arrive you'd think he would notice and remind you, wouldn't you? Is there a reason you have to send it? Or can you hand it personally to the landlord? Lost checks are another good reason for having a standing order made out, No mail, no chance of lost checks, etc. Cheers, BobSpain
