Do we need a Land Surveyor?

Ifyou are planning a family division, in most counties, it will have to be approved by zoning/permits, and they will require a current survey to approve the division. It will also have to show the proposed division lines. Pretty much impossible without a survey. I'd start with a call to zoning to make sure the lot is a size that CAN be divided and what the requirement specifics are.

For most locations in the USA, a Subdivision Survey is done in order to divide a parcel into smaller parcels. This might be as few as two lots or hundreds of lots. A subdivision plat (or drawing) is completed which is then approved by the county and/or city and then recorded in the local courthouse. I would always recommend a licensed land surveyor for this type of work. Dividing the property without having a professional with the proper credentials is not a good idea. I've seen LOTs of problems with this type of work down the road. Also, in the USA, this is not legal for anyone to do this type of work without being licensed by their particular state.
