How to gain more work experience?

I want to get into flipping properties. What would be the best way for me to gain experience in this and get an overview to see not just how each component works individually, but how all the different components work together?

  • Answer:

I am an active rehabber in Jacksonville Florida. There are a few things you can do. 1. Get on http://Biggerpockets.Com and read everything you can. Also make sure you participate, it's a great place to network. 2. Reduce your expenses and save as much as possible to have capital to get started. 3. I started out on my own but a mentor would be a great help getting started. Talk to some local rehabbers in you area and see if they would be willing to teach you the ropes. Make sure you have something you can offer them also. Don't just ask for a hand out. You can offer to do some work for them or even better bring them a good deal. I would personally be happy to work with some one who could bring in good leads and I'm sure most other investors would too. 4. Get in there and do a deal. A lot can be learned by studying and networking but nothing beats real experience. If you did 2 right you should have some capital. Start with a small project. I started with cheap condos($20,000) and now I have nearly $1,000,000 between 5 projects active. Good luck it's a great business but can be tough. Although every business I have been interested in people have told me it was tough. So far real estate is literally my dream come true.
