Can someone suggest the best area to relocate in Philly / south Jersey / or Delaware area?

My husband's job will be in Thorofare, NJ. We have 3 kids (ages 11,8,6). School is very important, activities for the kids, shopping, art & music, outdoor activities & commutting time from work is important. This area is new to us. Realtors will not disclose which area has the better school system. We're originally from North Jersey/NY area but currently living in Michigan. Can anyone tell me more about the area?

Gloucester County, South Jersey is generally a good bet. Harrison, Mullica and Woolwich townships are three great townships serviced by good schools and packed with new, but affordable homes. They were building houses like wildmen in there a few years back, and the glut has left some selling at steep discounts. The high schools are Kingsway and Clearview (I can't think of the others) and a new elementary school opened up in Woolwich (think Swedesboro if you're looking at maps). Also, there's a Friends School in Mullica Hill, Harrison Township...Friends Schools are private and consistently ranked high. There's also Haddon Township, which is known in the area for having one of the best public school systems in NJ. It's near 295, and is only about 20 minutes TOPS from Thoroughfare. Haddon Township is much more established, and Haddonfield is usually the big draw. The other 3 I mentioned are all pretty new in terms of development and population growth. While the population is swelling in the area, new commercial and retail stores are opening up all over the place. Also, look out for the Route 322 By-Pass. It will only affect you if you're looking at Harrison Township, and even then, only in a small area, but it'll be a big and long term project. Kent County, Delaware is also someplace that might get mentioned. Right now, 2500-3000 SqFt homes are selling between $250-300,000 and property taxes are low...around $2,000 a year (as compared to NJ's $8,000+ for s comparable house). However, the school systems are real shakey down there, and I'd research the schools really hard before Delaware became an option. It's still only about 30 minutes away from Thoroughfare though, and would probably be an easy commute, going opposite the way of traffic. If you're looking at new construction, shoot me an email, and I can send you a list of all new jobs in these areas. Sorry, don't know much about existing though.

By far the best of the three choices is South Jersey. Philly and Delaware work traffic and weekend shore traffic is BRUTAL especially with summer coming quick. Do your best to stay away from major roads and bridge crossings on Friday afternoon and Sunday evening. The area immediately surrounding Thorofare doesn't have much to offer as far as entertainment. It's mostly indusrial. But only a few minutes from everything you would need. Personally, if I were you I would look into the Mickleton area. Its a very pretty, quiet area with alot of new developments and a nice small town "feel". It would be a very short commute to Thorofare with virtually no traffic compared to living out of state. They have a nice elementary school, and your kids would go to Kingsway HS just down the road. Stay away from Gibbstown,Paulsboro,Swedesboro,Woodbury, and West Deptford. If you cant find anything in that area I would start heading west from Mickleton. Mantua and Mullica Hill would be my next two choices, decent schools still close to Thorofare, and plenty of shopping and activities to do with your family. Both areas have grown very fast in the past few years. I grew up in Mantua and lived in the area for over 35 yrs. and know first hand what you would be dealing with.

South Jersey is nice. I used to live in Lindenwald, NJ. You can catch the high speed line directly into Philidelphia. The apartments were reasonable I used to live in a complex called Pine Lake Village.

Ok- so your by woodberry.... I would personally stay out of Philly because the school are terrible- even if you live in a good neighbor they bus in kids from the bad areas. Plus you don't want to cross a bridge- if you want to save on commutting time!! Delaware- the schools are BAD, they standards are bad and the math and reading levels are very low. They don't call it slower lower Delaware for nothing! LOL South Jersey is your best bet. And from that it's really how much money you want to spend. We are personally looking in Salem County which is cheap but little farther out. Glouster County is good- just research the schools as you look at each home. I personally like Swedesboro- it's very cheap to buy, the taxes are good and the schools are excellent. Woodberry is good but I know nothing about it. Blackwood is also nice but $$$ and taxes are bit high. Paulsboro is a little poor and a little redneck but your kids would still be safe. For all your activities- there is lots of stuff, and south jersey is close enought to pop into the city..... Really depends on you and what type of community you want to live in- old home, development or on 10 acreas by yourself. LOL We are not yuppies so I don't like the new developments- I like to be left alone so we are looking at older homes. But if you like communities- they are building a lot of stuff in NJ. I really comes down to- how much you can spend in NJ and then I could tell you where to look.

Around Philly, you either go private (if in the city) or you look in the surrounding areas. Media, Ardmore, Abbington, Bryn Mawr, Narberth, Spring Valley, Whitemarsh and Chestnut Hill are all very good areas (expensive tho) and will have good schools. In the city private schools abound it's not hard to find a good place. I'm not knowledgable enough on S Jersey or Delaware.

Greenville, DE ~ several private schools in the area, if you want to stay away from city public schools. Nice area all around Greenville as well and close to several bridges going to NJ. Within 2 hours to NYC & DC Within 1 hour to Baltimore 1/2 hour to Philadelphia And depending on where you want to go in NJ ~ 10 min to 2 hours. Yet not "city livin"!

If you're working in Jersey, try to live there. The cost to commute from PA isn't getting any cheaper. And the state of Delaware is a nightmare for public schools. Welcome to the bus to Wilmington.

I would go with what Nicky said, also Willowgrove, anything above City Line Ave. Fox Chase, Media, and around St. Joseph College.
