How to rent a house?

How much would it be to rent a small (like 2 bedroom rancher) house in mexico?

  • Not in big cities or towns... In a small town anywhere in mexico (preferablly southern parts) but please give me a range for cost of renting a house in cheaper parts of the country and the name of the town or area... also in mexico when you rent a house do you just pay them the first months rent before you move in or do you have to give them some security deposit and how much is the deposit usually... I'm from Canada and thinking about renting a house in mexico... In canada, except in some rare cases, renting a house is not easy if you are not employed or don't have references. Do mexicans care about such things at all when renting a house?

  • Answer:

You can rent a house for $ 200 t0 $350 depending on how nice and location. If you want it completely furnished, that is harder to find and will cost more. In Mexico, you MUST have a Mexican citizen who is a local home owner to co-sign the lease with you if you are a foreigner. If you do not know any one who can do this, you must pay 2 months rent deposit. Most landlords are very picky with their requirements and very lax with repairs. Actually, any repairs inside the house are your responsibility. Outside repairs should be the landlord's responsibility, and they often ignore them. some landlords are great and actually prefer a foreign citizens a renter. Will you need to work...because getting a work visa is nearly impossible. A small town about half an hour from a large city is ideal. I live in the state of Veracruz, just outside of the capital city of Xalapa. You will need an FM3 ( Non-Immigrante) residence visa to live here and that requires that you have at least $1500 a month documented, monthly income from your home country. This is to make sure you actually have enough to live on...and you can live just fine on 1200 to 2500 a month...though prices are going up here just like in Canada and the U.S. People who re going to stay in Mexico a short time, or who cannot meet the financial requirement for an FM3 visa, come on a 6 month tourist visa, then return to the border to get a new one every 6 months and re-enter Mexico. First, Mexico is a big country and rents vary widely depending on what you want. You can get anything from dirt floors to luxury accommodations. In a small town you really must speak passable Spanish. You can find acceptable rentals from $200 a month up. A couple of tips. First unfurnished really means unfurnished - no appliances, sometimes no light fixtures... You want furnished. Get a rental agreement and make sure the lease is in Spanish although you might want a translation to keep. THe laws are not in favor of the renter so if the landlord decides his cousin wants to rent the place, you could be out on your ear. In the area where I live, it is standard to pay first and last months rent plus a damage deposit which is some portion of the rent. Here is a link to CraigsList Mexico to get some idea of rentals. Keep in mind that the best place to look for low cost rentals is word of mouth or on local bulletin boards. http://geo.craigslist.org/iso/mx
