What's a reasonable rent price for a studio type condo in Greenbelt, Makati?

  • I want to rent out my studio unit in Legaspi Village which is just behind AIM and a few steps away from the Greenbelt shopping area. It's a 34 sq.m. studio unit with an airy balcony that has a fabulous view of the Legaspi park. It's a new high-rise condo. The unit is fully fitted with built-in furniture including an entertainment center that can accomodate a plasma TV, a mini-bar, a small study and a pull-out bed. The design is very space efficient and provides a lot of breathing space. It's also got hot and cold water straight from the tap and the shower. The building has a nice swimming pool and function rooms. They've also got fabulous and helpful staff who can make you feel that you're in a hotel. The cable connection allows you to view the lobby thru your TV should you wish to check out your visitors before allowing them to come up to your unit.

A condo in the Manila area sell for about 60-??? USD. If you just want to rent then you have to use the 5% rule. Normally in america it is 10%. Whatever the sales price of the condo would be, then 10% would be the yearly rent. Example: So 100,000 would rent for a little less than 5k a year.
