Real estate legal question?

Who can answer this legal real estate question ?

• on a deed the attorney wrote: the interest being conveyed in this deed being the REMAINDER INTEREST created in the grantors herein by deed dated... and recorded in ...county clerks office on... (date) ...prior to this deed being done the deed was in the name of the man (who has now passed on) who conveyed the property to me, his daughter/caretaker by the use of my legitimate liberal poa. he was present in the attorneys office at the time of the transfer and was agreeable to it... now though the title company wont close the sale because he does not know what the terminology is really saying... prior to the individuals sole ownership the property was in a life estate which was then dissolved in order to sell the land... WHAT IS THE DEED SAYING? WHAT DOES IT(the terminology) MEAN? thank you.

  I would get the attorney at the title company talking to the attorney that drew up the deed that conveyed the property to you and the one that did the life estate, if they are different attorneys. I would have thought that the deed conveying the property to you and the life estate would have been done at the same time, but not necessarily in the same document. Whoever created the documents establishing the life estate should be responsible for the language it contains and the fact that the title must be clear now since the inevitable has occurred in the passing of your father. There's more than one way to skin this cat and I would guess that the wording that the attorney used in either the deed conveying the property to you or the life estate is different than what the title company has seen for other properties. Again, you paid the attorney to create the life estate to make this situation go smoothly. I would put the ball back in his court to help straighten this out.
