Hot Water Heater Pan Has Water in It?

  • I noticed water barely seeping from the acces door (where you can adjust the water temp.), seeping like 1 drop 1 minute. The pan is not getting full, just a little residual. The tank I believe IS NOT leaking because the seeping water is cold - Is it condensation? How do I fix it? Thanks

    Check the fittings going in to the heater...carefully. hot, cold and the drain. Has the temperature in the room changed recently? Test the pressure relief valve, leave it open for a few. Nine times out of ten, when you think it's not the heater...It's the heater! Wishful thinking. How old is the heater, have you ever flushed it. Better to be safe, You don't want to come home to a floor full of water, unless your looking for an insurance settlement. Good Luck!

What temp is it set at? sometimes if you turn it up it will stop. Only recomended if you had it turned down such as vacation mode. try at 150 ish but no higher and Do Not let anybody use a fixture in that time, and until it has cooled down to 120 where it should be! sure it isn't your pressure relief valve dripping? Otherwise it's time to replace.

A common mistake in older construction is to put the A/C over the water heater, and that may be leaking. Or turn the power off and try tightening the element in the door where you see the leak. If neither then it might be time for a new water heater.

1. The tank is leaking. That's what the drip pan is there for. 2. The water connections at the top of the heater are leaking and the water is running down the inner shell under the insulation. 3. All of the above. Replace the water heater. It's trying to tell you something.

past history has shown me the tank has cracked...internally and is leaking out water...at a slow rate and thus the water COOLS down before it leaks...into the pan.. advice is replace the heater
