  1st you need to check local ordinances. The lot you describe is too small to build anything on legally in most places. Typically, the structure must be at least 5 feet back from the lot line, and there is usually a 15 foot easement across the front of the lot for sidewalk, utilities, etc. And often a 10 foot easement across the back for utilities. That leaves you 20 by 20 feet - enough for a small garage.
