Approximate cost to repair some small crack in the mortar of my cement tile roof?
-
We are looking to purchase a house and had a home inspector in today. He said "Tile above the front bay window have slipped away from the house wall with the mortar breaking." and "Some of the mortar caps/seals are beginning to crack." He said it was nothing major but my husband seems to think it's going to cost thousands. He said for the bay window, we'd just have to slip the tile back up and re-mortar it. The house is about 1660sq ft and single story. Thanks for any help!

First, congrats on buying (?) a house with a forever roof. Cement tile roofs are the longest lasting tile you can put on a roof. Since you are only one story, it is not a height issue for the roofer(the higher they have to go, the more they charge). Go to the internet, google "cement tile roof installers, (name of your city). Talk to a few people, get a rough estimate, maybe they'll take a look if you have the time before the deal goes south time-wise. ( I just bot a house a year ago, so I'm familiar with the time lines involved) After you have a median number, tell your agent, or the homeowner if you're not using an agent, that you want the cost to repair the roof either taken off the sale price, or the seller can pay you for it at closing, with a cashiers check for the agreed amount. I had an almost identical problem w/ this house. Both the MLS listing, and the sellers agent told me the house had a new roof. Upon inspection, the inspector said" You mean this 30 square foot patch on the north side of the roof? the whole rest of the roof is shot, and needs replacing!" Imagine that! Well, we went back and forth with my estimates and her estimates until I finally told my agent" tell the sellers agent that the seller blew the deal over !% of the deal, I'm done!" 30 minutes later I had my roof paid for by knocking down the price of the sale to reflect the cost of the new roof. Sometimes you gotta play hardball? Good luck. BTW, the reason cement tile roofs are so uncommon is because:A) initial installation is expensive, and B) they never need replacing unless hit by a tornado, seriously. So the roofing industry sort of just stopped offering them because they never get replaced. Ask your home owners insurance agent if you get a discount because you roof is fireproof! Not many are these days.
