Bathroom quotes - how do I know who is legitimate?

  • Our intention was to upgrade the bathroom suite and make good a bad job. We bought house in June 08 and thought the new tiling was nice until we realised ceiling was a fire hazard, tiling was boxing old suite in, leaking seals and toilet etc. We were basically duped so we are wanting to make it better to sell when the market picks up. Thing is every single person who has been to quote says a different thing and I'm starting to lose faith! One said he could remove old suite without cracking tiles and damaging shower stud wall. The other said tiles would break so would patch it up. One said it was too much of a job and then one today said it would be about 4k!!! BUT he also said that to make good a bad job if we wanted to sell is to tidy seals up, leave old suit, replace ceiling add spot lights and paint. Oh and earth the bathroom as it didnt meet regs etc. this would cost only 360 pounds. We have had quotes ranging from this 360 to tidy up to 4k to totally rip it out and replace everything. We are already in negative equity and want to sell eventually but would also like it durable for us in the meantime. any advice on what to do??? i am not sure who to listen to as they all says different stuff :-(

    im a builder ..have been for forty years +..have done over 4000 contracts ..and every one paid!..so i do know a bit ...so when it comes to making the home more valuable ..then kitchens and bathrooms are the worst value for money ...the first person..or next twenty ..could walk in and say to their partner ...nice but don't like the bathroom ..or kitchen ...you would be amazed how many people buy a house and then change the bathroom as the first job ...i have taken out lovely bathrooms and thrown them away ..so don't waste any more money ..by all means tidy it ..dint bodge it ..because trust me on this ..your house wont go up as much as you spend!...the only way a ceiling could be a fire hazard is if its covered in polystyrene tiles

Basically the last guy was the most honest, he told you the right way to fix it and the cheap way to patch it, you have to decide whether you want a fix or a patch? problem with a patch is that for it to be the most effective you would have to sell as soon as possible before the problems started re-asserting themselves

First of all, you have to make sure the electric meet regulations, it could be dangerous for you otherwise. I can only suggest you get all your quotes in writing with a detailed description of the work they are going to undertake. There must be an electricians guild or something where qualified people are registered. Whatever you do, get it in writing.

I would check the FMB http://www.fmb.org.uk/ for builders who live in your area and get written quotations. They are more likely to be trustworthy.

I'd get detailed quotes with a breakdown of the costs involved in the various jobs (e.g. electrics £xxx, replace ceiling £xxxx etc.) and this way you can really compare the firms prices. You could then also choose to only do those jobs which will have the greatest impact, rather than go with the whole lot.

Hmm sounds a bit dodgy. If i were you i would go for just ripping it all out and replacing (suite and tiling). It shouldnt cost more than £2000 (and thats if its an expensive workman) and should only take a week or two.You can get some really nice suites from homebase, B&Q or Wickes (if you are in the UK) You can also get nice tiles quite cheap. Definatly get the electrics done but get it done separately. I dont know what the rates for electricians are in your area but it shouldnt be more than a couple of hundred at most. Im afraid the ceiling will be expensive to get replaced but it will be worth it. Good Luck

The major part in any work is the labour cost. Both of you should learn some DIY. Go to Wickes. They have lots of "how to" instruction sheets. I think all the jobs you need to do are there, except the electrics which you need to get done professionally, and certified. Take your time and ask if not sure! You will be so proud once you have done it together!

For now, i would just tidy the seals up, until finances improve. Get a second opinion on the earthing question and if it proves to be correct then have it done as soon as possible. Water and electricity are dangerous bed fellows.

i am sorry to see that you bought such a money pit. the next time you bye a home have a home inspector come in before you give an offer to purchase. they will come in and inspect the home then tell you what it needs or doesn't need and approx how much it will cost. i am in Ontario, Canada and this is standard practise when buying a new home. it costs about $400 and well worth every penny of it. as far as finding a contractor ask any family, friends neighbours who they have used in the past. also the better business bureau will have a list of reputable contractors. good luck
