  • My boyfriend and I want to build our own home. We want it to have two stories, but be very small. Almost like the house on the movie Up, but a little bit more realistic. I have no idea how much square footage it would have? Is it possible to build a small house for under $30,000?? we are planning on saving up the money over the next four years. I don't want anything fancy either. Just a normal little house. If you have built your own house can you give me the costs and process please? I just want to get a good idea of everything. I don't want to spend 300,000 on a old house that has a million problems when we can build our own for a lot less...

No, it is not possible to build a house for $30,000. Where I live a lot to build your home will start @ $20k. More likely $30k. So you won't have any money left to build. Then to hook it up to sewer or put in a septic system + get power run to the site will cost ~$20k+. Now you can start thinking about building the house.....

$30,000 might buy you a nice garage. I saw a 2 car garage a while ago that was moved from its original location and then re-sold. It went for $10,000. No insulation, a little bit of wiring. Houses have a lot of stuff that most garages don't need, like plumbing, full wiring instead of only enough to run lights, kitchen cupboards, finish flooring, trim, appliances and bathroom fixtures, insulation, multiple doors and windows, sewer connections, water heater, furnace or other heating device. A nice woodstove, legally installed, could easily cost you $3,000. A quick run through a home improvement store will show you the price of some of that other stuff. Unless you're in an area with no building codes and can build from your own trees or from salvaged materials, there is no way to build a house, one that is legal to live in full time, for $30,000 anywhere in North America. Building codes demand that you have some of the stuff that most houses have. You can't build and leave it out. A two storey house with a 20x20 footprint would need around(rough guess) 70 sheets of plywood or OSB, not less than $15 a sheet. There's $1,000 right there, absolute minimum. I had my workshop re-roofed recently, a 16 x 20 building. Materials cost $600, labour $600. I built my own house in 1993, 1000 square feet, not luxurious in any way. It was on a rocky slope. It cost $30,000 to get to the foundation stage. Cost somewhere close to $100,000 before it was finished and that was with me doing a good deal of the labour. I now live in a 1,000 square foot mobile. I am told that the same mobile, purchased new, would be about $85,000 and that is the cheapest "real house" you will get around here. That does not include any prep work on the lot. This mobile is 20 years old and I've been told that a dealer would give me at least $30,000 for it. I have seen a place around here that sells ready to go secondary dwellings, intended to be delivered whole. They are about $55,000 and that doesn't include getting electricity and sewer service to the place. They're small, one storey, maybe 400 or 500 sf, the size of a studio apartment. I've seen vacation cabin packages for less than $30,000. They're too small to be allowed as a principal dwelling in most areas, and that price doesn't include any building labour. All that buys you is a truckload of materials and some instructions. As for deciding how much square footage you'd like and how small you can go, get out a tape measure and measure where you live now, or measure a friend's house. Decide how much of that space you really need.

A 2 story house but VERY Small is a Barbie house.U go up for a bathroom & come down for the kitchen.U go up to sleep & come down for the laundry in the living room...The plumbing itself costs 6000.U want a dream house but not a fancy one & u wanna spend 30K only.Yes,in realty u can buid one for 30K that can fly too but it's gona be out of playing card.That's how much it would cost for the card,glue,scafolds around & the labor.A 2 story barn costs that much but a house goes to at least 100K if the land is far away from the city light.
