How do I become a real estate agent or broker? what do i need?

  • Okay, so im 16 and my dream job is to be a real estate agent or broker. Im in grade 11 right now and im not doing so well in highschool... im planning to finish high school but not go to university or college, do i need to finish university or college to become a successful real estate agent?? I dont want to go to college or uni because I dont have the math course they require for u to take the courses in uni or college and my average in highschool is like 60 - 70 ! what should i do? i really want to be a realtor :( and i failed the math course they require like 2 times im not an academic student. I live in Toronto, Canada btw but im planning to move to LA in the future.

No you dont need to be that great at math, but you should know the basics. you also dont have to go to college there's 3 courses that are required and you can take them at a cummunity college after that i think you need to apply fill out some paper work for the state you want to work for and go to the interview and then take an exam. After that you just need expirience thats the basics from what i've heard just google it >>>>

In my state, there is the math part and the other part of the RE licensing test. Being able to do calculations of square footage, lot size, acreage, fees, cap rate, sellers proceeds, etc. are basic skills you need to have mastered. I know many very bright people that could not pass the RE test for whatever reason. If you struggle with math to the degree you describe, I would not be confident that you can pass the RE licensing test.

Each state has different laws but in Florida each person took a basic real estate sales persons course in a community college or with a local real estate school sponsored by a brokerage. In my day the class was two or three nights a week for about six weeks. Then we had a weekend crash study for the state exam. It is necessary to pass the basic course in order to take the state exam. In order to legally sell real estate for a commission you have to be licensed. Once you pass the state exam you need to "hang" your license with a local broker and work under his license. All of your study is focused on state real estate law and familiarity with terms and practices. At this point you know zero about making money in real estate and that is where a good broker comes in who will teach you how to sell, fill out contracts, contact potential buyers and sellers, how to collect escrow and on and on. Be prepared to spend money on your courses, state exam, NAR, State Association of Realtors, local board of realtors, local MLS, your own advertising, maybe E & O insurance, gasoline, computer, cell phone, lock boxes maybe and then to split your commissions with the broker at whatever split you agreed upon. Fifty fifty is not uncommon for a new agent. If you like people, are teachable, are a hard worker then you can be a good agent. It can be very interesting and rewarding but you will live, eat and sleep real estate in order to become successful.
