How to calculate room rent - need advice?

  • I have a property that has 64 squared metres of indoor space and 40 squared metres of outdoor space. Bedroom 1 has 12 squared metres of space Bedroom 2 has 9 squared metres of space. The difference is therefore 3 square metres. I would like to settle a debate that I have with someone: a) The correct way to calculate the difference in rent would be to calculate the difference in room size relative to the total indoor space. b) The correct way to calculate the difference in rent would be to calculate the difference in room size relative to the total space including outdoor space. Which do you think is correct?

    it would be B..and but you have to include the built in wardrobes as indoor space.

i'de say it depends what your selling, 1 room with a bathroom, no kitchen etc? looks like a room for college kids, 1 person alone. therefore outdoor space really doesn't matter.. if your renting out a big place with a kitchen etc, meant for a few people maybe even a family, then it outdoor space does matter.
