I recently moved to Fort Collins and would like to buy a house but not sure are the prices going to drop soon or not, should I wait to buy or buy now. The estate agents told me that the house price drop which is expected to hit USA will not hit the Fort Collins area as prices here did not jump significantly in the past. I am not sure I can trust his answer as he seem very keen to sell so I would like to know what other people think and why. Thank you.

Don't know for sure about pricing, but I would get other opinions, as the real estate people are interested in selling houses. Check with local banks regarding foreclosures. Might give you some idea of where the prices are going. Being a college town, the prices may not fluctuate that much. good luck.

OK, first off, I'd probably buy now, due to the normal cycle of home prices here in Fort Collins. In the winter, home prices are lower, in the spring and summer, they're higher. That's just normal. We have had a very, very modest appreciation in the past year - approximately 2% from last year. Also, we've sold a little over 2% more homes than last year, based upon the Multiple Listing Data. It is true that we're not expecting much of the negative appreciation that the rest of the country has, and this is primarily due to the fact that we didn't have the appreciation boom that other parts of the country have had, therefore don't have as much to correct. Another reason that we're doing better is the proliferation of strong companies that are moving here/have recently moved here. One of the reasons for us being able to attract such companies is that we're a very educated workforce, and we have a relatively inexpensive cost of living. Another is that we live so close to so many outdoor activities. Here's the biggest reason to consider purchasing now. There are a few foreclosure homes out there that you can purchase for 80% of value, and, when coupled with the prediction that we're expecting up to 30% appreciation in the next 3 - 4 years, you can potentially realize a VERY nice gain. I'm encouraging everyone I know to buy now if it's something they can comfortably do. Whether or not they use me as their agent, I like to get good information out there. I just want to be able to give you the tools so you can make the right decision for YOU.
