  • Current seeking 2bed house/flat in london, this is a challenge being 1st time buyers but we desperately need to get onto the property ladder. Please can you advise what area within london or outskirts would be best for my circumstances. What sources are best to find properties. Any responses will be great! Thanks

Your best bet is in zones 3 and 4. I'm sure you can get more than 200 k , especially with joint income. I'm a broker in the city you can email me using the my username to my yahoo account, i can sort something out for you for free. Good luck!

A two bed property for £200,000 will be difficult. An ex-council one bed flat near my mum went for £198,000. This is in east London.

Confused is right... have a look at the outskirts of London - a friend of mine went to see a property in London priced at about £200k and he said it was basically a bedsit - you'll get a lot better value for money just outside - can you commute to work? Draw a circle on a map of the distance you would commute and search for properties within that circle. You will be surprised. Good luck.

You won't get a property in Central London at this stage but they are pockets of East and South London where you will still be able to buy. Also Herts and Essex Greater London borders. Just remember wherever you buy you are buying a home not just an investment. So make sure you feel happy with the area as well. It might be better to spend 15 mins extra travelling in the morning to get back to a place you want to be at night.

Try the Ladder, the area bounded by Wightman Rd and Green Lanes in Harringey. You can walk to the tube (Turnpike Lane) and there might still be a few 2 bed flats for under 200,000 - but not for long I think

We had a similar budget. Try places which are not on the Tube. There are some bargains in Tulse Hill, Acton, areas of South and South-East London. Generally, west London is most expensive. Have you thought about going further out? There are lots of property websites where you can search the whole of London and specify your budget - eg primelocation.com, findaproperty.co.uk, rightmove.co.uk. Good luck!
