What does "money on deposit" mean?

Rent Paid By Money Orders?

  • I have a real estate agent that leased a property for me and he took a money order from the tenant for the amount of $900 that she put a stop payment on it. In the mean time he sent me less the $80% commission fee and gave me the deposit money and pet deposit, I have his check for $852 and he had a money order that is not any good. He didn't know the money order had a stop payment on it until over two weeks later. The 80% leaves me with $162 of her rent plus the security deposit and the pet deposit. He said if I write him a check for the $900 then we can tell the Judge she owes me for the entire rent for June. We are not sure how the Judge will handle it since I have part of June's rent, even though my agent has no good money orders. In that case should I give him the $900 that the tenant put a stop payment on. Might be good to do on the Judge's end but what about the money I then would be out of to fix the place up again & loss of June's rent? My agent is the one who ran a check on her through the Tenant Network and nothing came up and the application was even false. Also, do I owe him the money that he is out of because of this tenant?

    You will probably never get anything from the tenant, considering the money order and the application were problematic. Considering that you pay the agent to collect rent, the agent should go to Court. So, just refund what the agent gave you, and no more. Both of you lose, and you move forward and find another tenant.
