LAND DEAL IN INDIA PLZ HELP ME?

• LAND DEAL ONE OF MY RELATIVES FRIEND KARAN PROPOSED ME A LAND FOR PURCHASE. At First KARAN made a scene saying he had already made a part payment of 25% to the owmer of the land. but now KARAN has no futher money for payment and it might end up the deal with owner. So my relative approached me with his problem. So it was decided that i purchase the land. 129,600 = total cost of land 25,000 = paid by KARAN to ownwer of land 196,000 = shown of paper for registration 8,600 = to be paid by me in cash as tranction continues ============== 129,600 total cost of land which was mutually decided i paid initial amount of 5000 for starting the futher work. i asked karan for the agreement made between owner and karan which he said had made notary between. he avoided. may be he dont wanted to disclose the extact amont between him owner. may be charging bit more to me than the actual amount was I HAD NO PROBLEM FOR AMOUNT He ASKED 129600 AS TOTAL AMOUNT, 96000 by chq and 8600 by cash total rs 104600 Was my share to be paid . 96000 to be paid in 4 installmets - jan / apr /jul /oct 24000 x 4 installments = 96000 i issued my chq in cross to the ownwer of land. ( 12 NAMES in 7/12 extract ) when the chq were cleared karan arranged a day for new notary between me and the owner and he made papers for same on notary day he gave some excuses and got the signature of owner on the deal papers in the notary office before we arrived. so karan avoided metting of owner with me. In notary paper all address were written in brief so very hard to find each other. HE MADE HIMSELF AS SECOND PARTNER IN OUR PAPER saying owner wanted to increase land price if karans name is not on paper. since he had already paid 25000 as he said in advance. It was cleared that the chq was gone to right person owners account since the name was same in 7/12 extract government record. After one month karan took 8600 cash payment from me as per deal on various reminders he avoided giving me cash receipt from the owner. so in total my amount paid was 32600. ... 24000 first installment + 8600 cash = Rs 32600 since the cash amount was recived by ownwer as per his talks with karan he came searching me. Now the issue is KARAN has not paid any cash amount to owner OWNER has not recieved advance amount 25000 and not recived even Rs 8600 cASH I Paid, In short zero investment from KARAN in this deal. Now my second installment is at end of march . owner is avoiding to recive my second instamment chqs and demanding 32600 cash amount from me for futher deal. ELSE THE DEAL IS CANCELED AND the money i paid by chq can even be trouble since he is not reciving. I EVEN DONT HAVE EXACT ADDRESS OF OWNER TO SEND NOTICE to them. UNDER OWNERS LIST ( 12 NAMES IN 7/12 EXTRACT ) Is there any procedure to make payment in court for same deal to avoid breaking of contract or any other solution for my problem. PLS GUIDE ME .
