Renting A Flat Without A Job (UK)? okay, ive wrote this question before but want to get as many answers as possible. Im Planning to move from the south of england to the north at the end of this month. im 19 and i have £4000 in my bank account but havent got a job because i am in full time education (but dropping out when i move). so when i move, i wont have a job at the time (obviously) and i will not have a reference or a garantor, because the only person i know up there only has a part time job so she would not be eligable to be one for me. if there is anyone who has been in the same situation as me, or if you are an estate agent reading this, could you help me out with a few of these questions? 1) Can i rent without a garantor or reference? 2) what kind of bills on average do i have to pay monthly? 3) would i have to pay council tax, while im out of work? 4) will i have to pay the whole (6 months lets say) rent in advance because of lack of job (important because i want to pay rent and still have money to pay bills and food for around 2 months till i find a job ((will look every bleeding day! :D)) im sure there was more and ill add them if i remember them lol please help!

First thing to consider is do you need a flat/house or would being a lodger (which is cheaper and requires less checks) be a good starting point? Once you've been in work for 6 months you should have no problems passing the usual credit check and therefore not need a guarantor. Assuming you do want a flat though, the answers are: 1) You can rent without a guarantor / reference but if you put yourself in the landlords shoes they are hardly likely to want to let their property to someone they don't know, who can't prove they can pay the rent and can't prove they'll look after your property. Offering a big deposit might help. An agency won't consider you at all, but many private landlords advertise on Gumtree or the like. The best properties can pick & choose their tenants - so unfortunately you are likely to find willing landlords at the lower end of the market. Paying 6 months up front will help you find a willing landlord - but not all will accept as it's a well known tactic used by cannabis farmers - honest! Your referees / guarantor do not need to be in the area you rent - anywhere in England or Wales will usually be accepted. 2) Rent / Electricity / Phone & Internet / Water / TV 3) Probably not 4) No need to pay all up front (though it may help). If you do, remember to claim housing benefit (LHA) which will be around £90 pw for you - that will give you a bit for food/bills. Also, you must be entitled to some state benefits - perhaps Income Support. Your up-front costs are likely to be... 1 months rent Deposit = to 1 months rent you may have to pay a referencing fee (to prove you are legit) I charge £50 if you have a guarantor - they will need a reference too

I would suggest you offer to pay something like 3 months rent in advance, just so you're showing willing, also gives you plenty of time to find a job. you might need a garantor, would your parents do it? grandparents? aunties, uncles etc? if you rent through a lettings agent, they will credit check you.. we charge £172.50 to apply for a property, my friend recently applied for a house in a town near to us and she paid £287.50 to apply! if she fails the credit score, they said they would refund the £100 but only because she made such a fuss about it! painful! try to find a private rental, and if they want a reference use an old employer that you got on with or a family friend or old teacher from school... someone who will say you are reliable! Bills per month roughly .. £75 a month council tax, £40 gas, £40 electric, £40 water, £10 landline, £10 internet?, £10 tv licence, thats off the top of my head im sure there's more. its not cheap living on your own! have you thought about house-sharing? rent a room rather than a house? much cheaper!!!
