Section 8 Lease Renewals-Landlord Tenant Rights?

  • OK---I understand quite a bit about landlord tenant things and the Section 8 Program...I am curious if the laws differ for a tenant in an owner occupied two family ? Heres the deal-a former Sec8 tenant of many years of mine--moved to a bigger place because of the age of a child....Everything has gone well for them for three years-----their Lease is up in June and they did their re-certification....It appears the home is well along in the Foreclosure stage....The Landlord has proposed a month to month arrangement after June first-which I know Sec 8 will not go for...I suspect he is keeping the door open to entertain a cash for keys offer for a vacant building in the future....I know very well that in the bigger buildings a Landlords hand is basically forced to re-sign a Lease for a Sec.8 tenant unless their are citings of late or non-payment or rule breaking.Their is no optionon to opt out of the program on a current tenant....Do these same rules apply in these type of buildings ? No warnings or notices to quit have ever been issued--they are nice clean people-I simpy ldidn'tnt have a place the size they needed so they moved on but I would like to offer some solid advice. Thanks in advance.

    Section 8 will not force a landlord to sign another lease, but will also not allow month to month. The family needs to find another rental that is able to offer a one year lease.
