How to increase value of doublewide to get a loan to add on to it?

  • I bought a custom built double wide and half acre lot in 2005. I bought it at 77,000. I am asking my bank to give me a 15,000 loan to build on a 18 X 12 foot sunroom for my home office. The bank said my credit score was excellent (800) and my income limit meets their guidelines. However, they said my home has to value at least 95,000 by an appraiser that they will send out to look at it. They said they could refinance my home loan with the 15,000 added on at 150 more a month on payments and cut my overall loan down from oweing on it 24 more years to 20 years. However, I am wondering if I can somehow get the appraisal to value at 95,000. What kinds of things can up the value? I've planted hedges about 150 feet on one side of my yard that are about 5 ft high now, added a wire fencing on one side of the house/yard (did that to keep my dogs fenced in), put various other chinese trees and hedges around the yard, have an amish barn in the yard now for storage, and built a 20 X 24 fenced in area, concreted, to put our above ground ready set pool on in the summer. Will any of these things I have done this the "once" plain land add enough value or will the appraiser only look at the double wide and not the things I've done outside to the land that's included with it?

    They are only looking at your double wide............sorry...........a double wide is a trailer and a trailer depreciates every year...........sorry............
