    The cost of construction and the land it is build on determines the supply curve. The demand is determined by how much the buyers can afford to pay and their preferences. People can spend no more than about 1/3 of their income and still qualify for a loan, and they want to live close to their job and other amenities. The quality of the house, the local schools and the crime rate also effect prices. This makes housing/land cost more in densely populated metro ares where there are a lot of jobs, and in places where incomes are high like New York , convenient location are bid up very high ( up to $1000 per square foot), but in places where the wages are low houses are cheaper, especially in towns and small cities.( as low as $100 per square foot which is near construction cost)

Hello, I recently had to look at this for university. Look at www.upmystreet.com and type in your postcode. the factors that I found are: bathroom downstairs metres squared garden off street parking size of bedrooms including number other factors are school catchment and demographics of area. The main factors of course are the recent events of the credit crunch and bank lending. good luck
