How would you let another organization partner with your start up nonprofit organization?

I would like to start a homeless drop in center in the city that i live in,But I don't have the fund to even get the building. An organization is willing to help me start my nonprofit but I don't want them to take over and leave me without power. I don't know how to partner with them or what roles should i let them play in my nonprofit. what questions should i ask them. I have a meeting with them on wed.

You set up a legal agreement. However, what will you be doing that will benefit their organization? Could they do this on their own without you? Be prepared for those questions.
