I owe a few years on Property Taxes (CA) is there help out there?

My husband & I owe about 3 years in property taxes on a triplex in CA. It used to be valued at $740k but now is worth about $350K. We recently submitted the form to reduce the property taxes but still have not been able to afford the taxes for the previous years. Is there any help out there, lawyers, specialists, etc that can help negotiate, get a payment plan or lower the back taxes owed to the county? My husband & I will be moving into one of the units for financial reasons and want to make sure the triplex taxes are paid for to avoid any sherrif sales. Any other info that may be helpful is much appreciated. Serious answers only please. Thanks!
