Can I sue my landlord for entering my business without my knowledge or setting up an appointment?

I have found the following when it comes to Residential GA Landlord-Tenant privacy law: A Landlord has the right to enter the premises at reasonable times to inspect, maintain, and show the premises. Except in the case of emergency, a landlord must gain permission from the tenant in order to enter. The Tenant may not unreasonably deny permission. Either party may obtain injunctive relief from the courts if the other party is unreasonable regarding access issues. My question is this the same for commercial spaces also. I have a landlord who keeps entering my business without making an appointment. He claims it is for maintenance but according to the laws I have found, he must gain permsion before entering unless it is an Absolute emergency. Thanks

Bring it up to him, if he doesn't like it then I would seek the advice of a civil attorney and see what they say, they would now the laws within the state in question and would be able to state to you if it is a case they would want to take or to settle with him outside of court.

I'm not a lawyer and couldn't tell you exactly what the law says for commercial places, although you may find that it is not the same as residential ones as although the law usually considers us to have a reasonable expectation of privacy in our own homes, that might not be applied to our place of work. If you want to be sure, talk to a lawyer in your area. But also, before you immediately set out to sue him, you need to ask yourself: is it really worth it? It costs money, and you could well end up losing the place entirely. Is it really worth it just because he does something you don't entirely like?
Set up a camera for evidence and he can't just come and go if you are the renter. I would think if he had to go through your business to get to other units then I guess it would be ok. But I think he just nosey.
