When considering buying a house that needs work, how do you go about getting a second loan to do the work?

My husband and I are considering buying our first home in the next 18 months or so. We will be approved for up to $300,000. My husband has the option to use a VA loan as he is prior military and a veteran. In our area brand new large homes are around $180,000 - $225,000 so we don't plan on maxing our loan out. Besides, the bigger the house the more there is to clean,lol. Anyway one of the prerequisites is that I would really like a pool. I love to swim but have a disability so I won't swim in public. We have 3 young children that may never learn to swim because of this so it's important that we have a pool. However, if we fall in love with a house and it's a good price we'd like to buy it and put in a pool. Lets say we find a home for $180K that we like and we want to put in a $30,000 pool. how does that work? Do we add it on to the original loan and somehow get cash back to pay for the pool? What if we find one that doesn't have a stellar kicthen (which is important because my husband and I both LOVE to cook).. can we ad the cost of what it would be to remodel it on to the original loan (at the time we sign paperwork) or would it need to be separate? Any advice is appreciated. Also, what is the minimum credit score we should have? About 2 years ago our credit was under 600 (both) but this November everything negative falls off of my credit. I've been cleaning up my husbands credit for the last 2 years and it's probably around a 680-700 right about now. It'll be better still next year. He's going to Iraq as a contractor for a year so I'll have more time to creatively think up ways of improving it even more. Thanks again for the advice!

720 is a good credit rating for mortgage approval. Higher is better, of course, for quick approval and best rates. You buy a home and get a first mortgage. If you have equity in the home, you may be able to get a HELOC to finance repairs, improvements, additions. However, if you're buying a home now, you generally have to wait 6 months to get an HELOC, and many won't qualify then. You need to get prequalifed, and find out from lender what you can work out. You may have to put dream on hold, or just wait for house with pool before buying. TALK to lender, get prequalified, find what they suggest.
