HOW CAN I LEGALLY GET OUT OF MY APARTMENT LEASE?

last july i signed a 12 month lease on my apartment. The community appeared to be nice and in a quiet location. About 2 months after moving in i would come home and find food such as bread hot do buns on the floor. About a week later i discovered that the unit i was in was infested with rats. In about 3 days the pest people caught 8 rats., of course i was upset and asked to be moved or let out of my lease and management agreed and had me moved to another unit. I was cool at the time because they took care of that problem. A few months later my hot water tank busted and maintenance replaced it, the next day we started smelling gas and after calling the gas company we discovered that the hot water tank he installed was faulty so the gas was shut off to my apartment. I stayed at my mothers house for 4 days until management took care of it. But even still i was not rude or loud, things happen that we cant control so i was cool. Part of the hot water tank has still not been replaced. Now at night raccoons and possums are running through the parking lot, in and out of the dumpster and running through the corridors of the building i live in. I dont want to be attacked by a rabies infested animal. and on top of that the new tenants are extremely loud all day long. i have child on the way in about a month and im tired of dealing with it. i have told management and the maintenance guy and nothing has been done... WHAT CAN I DO???? I have been very calm about what has been going on and i am fed up. As much money as I pay to live here i should not have to worry about being attacked by animals or my apartment blowing up. Enough is enough. IS THERE ANYWAY TO LEGALLY GET OUT OF MY LEASE??

You can ALWAYS get out of a lease, but there are legal, moral and financial consequences of so doing Have you put anything in writing to LL/manager? What have you done to get the problems addressed? Make your plans and find other living quarters, after making a decision if it is worth it to you to pay for two places. READ your lease--carefully. Talk to management and ask them if they would agree to let you out of lease a month early without any penalties.

The management actually helped you, it seems. They can't really control the others in the area. You may want to call the police and tell them you don't need to speak to the arriving cop, just take care of it for you. (you don't want them to know who called). On the animals in the parking lot? Make sure all the dumpsters are closed. They are there for the "free" food. If the they don't have lids, that could be a code violation, and you can call your local code enforcement people and remain anonymous, and they will take of that for you. If they have lids, and people are leaving trash all over the place, same thing, code violation. You may also want to call animal control, as apartment management doesn't sound that smart. Good luck, NO you can't get out of your lease for this.
