Can college students rent a beach house?

Would it be a good idea to rent a house to college students?

Would it be a good idea to rent it to 3 college students for the average price of rent for a house in the area, and have each person pay a third of the rent? What kinds of problems could arise that wouldn't be an issue with a regular tenant, like a family?

    I personally lived in a college house last year and I wouldn't recommend it. The following are the damages that occured due to partying/rowdiness: - fan torn out of the ceiling - 3 holes punched in wall on seperate occasions - iron print on carpet from it falling over - minor stove fire from plastic pot on element - ant infestation because no one would take out the garbage for a month - carpet damage from spilled drinks I think it's a personal choice, but a college environment promotes drinking and drinking can promote damages. It really depends on the people you rent out to. I know the landlord I had thought we were all "out-standing kids" until she realised the damages.
