I own a house but I want to rent it.

I want to rent a house but how to i find out if the owner renting the house is current with the payments?

  • i don't want to rent from someone who is not current with their payments or is in forclosure. how to i obtain proof that they are current with their payments or have the house paid off before i rent from them. thanks

    You might check with the county recorder's office and see if a "Notice of Default" foreclosure notice has been filed by the lender. These notices are public record. However, even if there is no notice it does not mean that one isn't about to be filed imminently. There's no way to find out if an owner is current on their mortgage payments, other than by asking them to show you the billing statements from their mortgage lender: but a landlord isn't obliged to show you these. Essentially, having proof of your landlord being current on payments on the day you sign your lease isn't much of a safeguard. I can understand your concerns, but they could stop paying the mortgage the month after you move in, it wouldn't make a difference that you'd checked beforehand.
