Rights as a property owner when tenant breaks lease?

The tenant has broken the lease last June and vacated the property and has not provided a forwarding address to my property manager. The lease would have ended on Sept 2009. The property manager has been trying to re-rent my condo in San Francisco for the past month to no avail and may take awhile to re-rent the place given market conditions. The security deposit of the tenant can only cover 1 month rent (June) plus damages, but now the property manager has told me that I have to hire a third party (collections agency or attorney) to collect further rent money from the old tenant. Is it worth hiring and paying for a collections agency/lawyer to chase after the tenant? It was clearly stated on the contract that if the lease is broken, the tenant would still need to pay the rent until a new tenant is secured. This is causing so much financial strain and stress. I'm also currently overseas. I need some advice please.
Answer:

They are correct. Why? Because, they are only in charge of getting a new tenant for you. They are not a collections agency. You would have to get a 3rd party involved like they said. You may have to hire someone to represent you in small claims court to get the rent paid.

As a property manager they should be responsible. They are the ones who did the credit check and approved the tenants. That's why they are collecting money from you every month. It is to pay for their services, Check out the agreement you signed with the property manager.
