What do rental agents look for on application?

  • I know they do a credit check. I am worried because I really want this home to rent. In the past I've had some bad things on my credit. I do not work but my husband does, he makes very good money,more than enough to qaulify for this home and he is the one who will be paying the rent but they want us both to turn in an application. I am a full time college student and stay at home mom. I am worried that there maight be something on my credit that will keep the rental agency from renting to us? We've had no evictions ever and our current landlord will give us a good reference. So what I'm asking is are rental companires real strick on credit reports?

    Income is a pretty important criteria when renting. They will consider both of you together since both of you are applying. Worst case scenario they will ask you to put down more of a deposit or prepay some of the rent. So long as your husband's credit is good, you should be ok. You have a good reference from your landlord and that is definitely going to help you. I find it unlikely that they would decline you, I think at most they will ask for a larger deposit, depending on how bad your credit is. If the bad marks on your credit happened awhile ago, it won't be weighted as heavy as if it had happened recently. You could always explain the situation if you are declined, and prove how you are not going to have credit problems anymore, if possible.
