How much should I negotiate for rent?

  • I am looking at getting a new apartment. There is a duplex I found, and the landlord really wants me to be the tenant. He is uncomfortable with letting just anyone in there, and apparently I am the type of tenant he wants. I was still looking at other apartments before making a decision, but he called me yesterday asking what it would take for me to commit there. One thing he mentioned was being willing to negotiate on rent. Originally, he was asking $535 a month with same as deposit. Tenant pays gas + electric. If he is willing to negotiate, what price should I start with? I really was 90% sure I was going to pick this place anyway, but if he is willing to negotiate, I might as well get a lower payment, right??

    I would start at $450 and go from there, not letting it go for over $500. Could always start at $400 and see what he has to say. May want to say anything about that is really stretching your budget right now and have another place all picked out. Especially if they're picky. Go for it! Never hurts to ask.
