Buyer Agents who make an appointment to view a house being sold w/o their clients, is this a red flag?
-
My family is trying to sell our house in NJ and down-size due to personal reasons beyond our control. So far there have been 4 appointments. 2 of the buyer agents brought their clients with them, but the other 2 buyer agents did not have their clients with them. They said they would bring their clients with them but they have not gotten back to us. I'm suspicious if these are really buyer agents or rival seller agents trying to look inside to spy and see what damages are in the house to get dirt on us and use it against when we sell. The house is listed as being sold "as is". People do not list they're selling their houses in my neighborhood until March-April. What are some alterior motives for an agent wanting to get inside the house and what are some red-flags to avoid? I know I might sound paranoid but real-estate is a cut throat, dog eat dog business. especially nowadays

Answer:
This is normal. Even if some real estate agents do not have a client they might would make an appointment to take a look inside to have knowledge of the layout of the house for future use. they would be able to tell potential buyers they might have of your property. Some real estate agents might have what is considered a caravan. this is a day when only real estate agents come by the house without clients to get an idea what the property is like, the neighborhood as well as other things that the agent thing potential clients would like to know about the property prior to seeing the property. A property being sold as-is does not mean the furniture would remain in the house after the sell. If there are items to remain in the house, they would be listed in the Multiple Listing Service (MLS) Normally in today's real estate market the normal things to leave in a property are the washer & dryer, stove & refrigerator. Beds, sofa, media centers are not normally consider to be items that would be left in a property after a sale. Selling a property as-is mean the seller would not be making any repairs to the property and would be accept a lower sale price for not doing so. I hope this has been of some benefit to you, good luck. "FIGHT ON"

No, this is not normally and type of red flag. When I act as a buyer's agent, I sometimes am asked to 'preview' a property for a client, especially if said client is currently located out of the area. I am given a list of specifications which are 'MUST have's", or features they really would prefer. In doing these previews, I am able to 'filter out' properties which do not meet the buyer desires and demands. Thus, I may or may NOT bring a given client to a property which I preview. One of your assessments is correct. You ARE paranoid.
A buyers agent can preview a home for their clients to see if it meets all their needs that they have been specific about. Sometime a simple description on the MLS with pictures will not give enough information (ie will a pool and entertaining space fit in the backyard). Couples are busy on really ONLY want to see the homes that meet their specs.
ed fox is wrong. No, it's not a red flag. A good buyer's agent will preview the listing they will be showing and do their homework before they take their clients out. The agent has an understanding of what a client wants and by previewing, they can narrow down the homes to show. However, yes, the agents could also be wanting to see what is inside the home in case they are going to list a neighbors property.
As an agent I specialize in one particular area. Everytime a house goes up for sale in that area I make an appointment and walk thru it. I want to be the expert on that area. I have been in real estate for 34 years- and do not find it to be a cut throat or dog eat dog business. I like most of the agents I compete against. I recommend that you do your best to get as many agents to preview your house as possible- get them to talk about your house to as many people as possible. It is that word of mouth that can get your home sold as quickly as possible.
I hope you understand that most people would take "as is" to mean the house comes with furniture and fixtures and fittings. Basically, all that you take with you when you leave are your personal possessions - no furniture etc. If you're actually intending to remove the furniture and take it with you, perhaps you should make this clear.
