Rent agreements / contracts in London UK?

well, here goes. the story is that our contract is ending in December. we have been living there for 2 years and renewing every 6 months with no problems. now the landlord does not want to renew for another 6 months. can he do that? or are we entitled to automatic renewal based on the length we have been there? does he have to give us a 3 months notice? What happens if we don't agree with him and we want to renew on our part? can we change it to a monthly rolling contract? how long is the rolling contract valid for? meaning, can he stop the rolling contract when he wants to or does it have a validity? or can we extend it as much as we want, month-on-month, or until we find another place? i mean can rolling contracts keep going for years, while we are still looking for another place. sorry for all the questions, but need to cover my back in every way possible. thank you.

Nowadays there is no such thing as a tenancy guaranteed for as long as you want - it is an Assured SHORThold Tenancy - designed to be a short-term arrangement. At the end of your current 6 months (if no new contract is signed) you will automatically be on a "Statutory Periodic Tenancy" as specified in section 5 of the 1988 Housing Act. This is what you mean by a rolling contract. It can go on forever, BUT, to end it, you have to give one months notice or the landlord has to give 2. In both cases, the notice must end on the same day of the month as the last fixed-term ended. (Section 21 of the 1988 Housing Act) If you paid a deposit, and it has not been protected in a government approved scheme, he can not give you such notice until he has done so. (Section 215 of the 2004 Housing Act)
