Agents: Have you ever been asked for an activity list?
-
I recently asked an agent for an activity list covering her last 12 months of sales. It was an interview question straight from home buying for dummies. The agent shot back that she had no idea what I was asking for and then offered to give me referrals from her past 3 clients. Is the book out of touch? The book says: "ask each agent to bring to the interview a list of every property the agent has listed or sold in the past 12 months. This list called the activity list is an extremely powerful analytical tool. The activity list transforms cheap chatter into solid facts. Good agents willingly give you their lists and encourage you to check client refrences. Bad agents wont want you talking to their unhappy victims. " If a client asked for an activity list from you would you know what they were talking about? Is it a common term? Is it an outdated practice? What I asked: Would you have any problem providing an activity list covering the last 12 months along with any references? This was her reply As far as an "activity list"...I'm not sure what you're asking for

Answer:
I'll be honest...whoever wrote that book has never worked in the business. I would NEVER produce such a document...even if they asked for it. Because how many times such and such address was shown, is class A...none of the potential client's business and furthermore has ZERO bearing on their current property. One home may easily show while another one may not because of location, difficult seller, etc. However, this is what I will provide and do provide in my portfolio that I give to clients. I list all of my transactions in the last year....and the number of days they stayed on the market..the price it listed for along with the price it sold for. I provide that because it's public information, but I do the research for them. PS: I have never, ever had a client ask for such information nor heard of any "report" stating so. In fact, you can't even generate such a report off the MLS.

I understand what you are asking for but I have never heard of it being called an "activity list".
I have not heard this called an activity list. But I understand what you are asking for. When was the book written? Where do you live? What is the real estate market like where you live? Are you selling a house, or buying a house? What I have found is that a "productive" agent may not necessarily be a "good" agent. They may be, but they may just have the best sales pitch. In the past 18 months or so, the real estate market has been turned upside down. An "activity list" may not be the best indicator of quality of agent. Good referrals are another matter, whenever the sale took place.
