Can you get out of a mortgage without hurting your credit?
-
My husband had his hours and pay cut at work and we need OUT of this house. We were first time homebuyers 1 1/2 yrs ago and got that tax credit. We haven't been here the full 3 years, so if we move we have to pay it back, but I'm afraid if we don't put the place up for sale sooner, then we'll be stuck here longer than we can afford to. Financial issues and problems of all sorts seem to be just piling up one on top of the other ever since he got this pay adjustment at work. I can't find work anywhere. What can we do to get out of this situation? Should we just wait it out 1 1/2 more years so we don't have to pay back the tax credit? If we find a cheaper place, we could probably pay it back no problem. Either that or they'd take our income taxes for the next few years. It's such a bad situation because we were doing so well. Living paycheck to paycheck isn't a good way to live. Oh and this week his paycheck was missing over 300 bucks. It was only $588 which coincidentally was just enough to cover our mortgage payment. This happened to some other employees who work there. Anyway, what are our options?

Answer:
First, since your husband has had his hours cut, he should be able to "watch" his kids while you study. He has more free time, why can't he find a part time job? There are a lot of ways to earn extra money. The issue is: is he to proud to do some type of work, like labor, etc. Have you checked out rentals, you will be spending about the same as the mortgage. Look up the tax credit on google and see what they say about repaying. I BELIEVE that you dont have to pay it back if there is a loss on the house.

Have you thought to check the rental market if you moved out? Rents are going up nationwide because of the number of people in the rental market.
There is no way to get out of a Mtg without trashing your credit.
Call your local Legal Aid Society. Do not call any of these bill solving or credit clearing things you see on TV. You need professional help (they want to make money). You might of course call your mortgage company but be aware their interest is their money and not your interest. If you can afford a consultation a real estate lawyer would be best. With the trouble selling houses today I doubt you could sell quickly for a profit. So sad to hear your problems. So many young people today are in the same boat. Best of luck and perhaps even post a question that describes what you decided to do.
