What is a water hookup?

Is it possible to buy a plot of land and live on that land in your motorhome? How much would it cost (estimate) to get water, electric, and sewer hookup? What else would need to be done?

  • Answer:

Be vary careful before you buy. It is VERY expensive to get utilities hooked up. Just how much depends on the area and how far your new homesite will be from the established utilities. Also, it is imperative that you research zoning laws and codes thoroughly before you buy land. Just because you see other folks living in motorhomes/rvs on private land doesn't mean you can too. Each community within a larger town can be zoned differently. The existing rv dwellers might be grandfathered because they lived there before the zoning changed. Even many rural areas have imposed strict laws recently on what type of dwelling can be installed with utilities for permanent residency. You must acquire permits to improve property and certain work, certainly electrical, plumbing and sewage must be performed by licensed contractors. Be very careful which ones you choose. Dont hire unlicensed amateurs or handymen. Check credentials and references.

You need a building. Electricity to it won't be bad. Water and sewer? Ouch. The sewer is $30K for hook up and water probably another $25K You really need to let people know where this will be, I know some states and counties which you drill your own well and have a septic tank and not sewer lines. Plus, you can install water tanks (Plastic 1,500 gallon types and there's usually some people who charge $10-$50 to refill them monthly or when needed. ALWAYS bury the tanks, this prevents the water from freezing and breaking the tank!

There are many zoning laws that come into play here. In most areas, living in an RV on the land would be legal in a temporary situation. In most cases, a permanent structure would have to be under permit, and the RV would be listed as a temporary residence until construction is finished on permanent dwelling
