Where are Foreclosure Auctions held?

Where can I get data for the results of real estate foreclosure auctions in California?

  • I would like a list of all recent auctions.  Specifically, for each, I'm looking for the amount owed at time of auction, whether it was occupied at the time of auction, the minimum bid, the auction sale price and the address.  This must be publicly available somewhere?

    We use foreclosureradar, the site has every useful piece of foreclosure information except the occupancy.  There isn't really any way of determining if a property is, or was, occupied at the time of foreclosure except the old fashion way, knock the door.  I have been in the business 25 years and I still knock the door of every property that we are slightly interested in.  By knocking on the door you discover so much more about the property, the situation and the occupant (sometimes the owner, sometimes a tenant.)  Though most of the information is made public you still have to pay something if you want it all together in a nice, legible format.

Each foreclosure has a Notice of Trustee Sale recorded at the county recorders office which includes: the original date and time of the auction - though it may be postponed and actually sold at another time; the location of the auction; the address of the property; and the published bid - though these are often discounted when the property is actually sold. The actual sale date, opening bid, winning bid and outcome of the sale can be found on the Trustee's deed that is recorded some weeks after the sale. Information on postponements and more timely sale results is available from the trustees or posting and publishing companies, and information on where to get those updates (typically either a website or an automated phone service) is available on the notice. There is no record anywhere of whether or not the property was occupied at the time of the auction. There are services that track all of this, with just a couple that track the foreclosure all the way through the process (rather than just the notice), and only one that does that statewide - my company, http://PropertyRadar.com.

You may not get the BEST deals but you will still get OKAY deals without insider access as long as you look around and know property/paperwork in your area.
