What is it like to live in Pebble Beach?

• My wife and I am thinking about buying a house in Pebble Beach.  We want a quiet environment but worry about the tour busses on 17 mi drive.  We would like to frequently walk to the ocean but 17 mi drive runs along it we worry that we might not be able to get some quiet at the ocean side given the roar the busses.  Do the busses stop for the tourists to get out and gawk at the scenery?  Is there a feel of a community among residents in PB?

  After living in the SF North Bay for the past eight years, I've recently moved back to Pebble Beach with my wife and son and we love it here. I often run along the waterfront on 17 mile drive between Spanish Bay and Bird Rock. At any given time, I can count on at least one or two tour buses or shuttles passing by along the way. As you might expect, traffic tends to increase over the weekend and during holidays or major events. It can be frustrating at times, but keep in mind that the crowds come for a reason - it's absolutely beautiful here.  Being a gated community, Pebble Beach is understandably private. The area where I live has a mix of families and retired couples who are all quite friendly. More of the exclusive properties are often protected by high walls and fences and are set back from the road for added privacy. As for finding a quiet place to enjoy the ocean away from crowds, there are still a few secluded spots that the locals keep to themselves.
