What are some things I should find about a new apartment/building before signing a lease?

I may be apartment hunting in NYC pretty soon. What are some things (that may not be obvious) that I should keep in mind/investigate/ask about when I'm looking at places? Some examples: - testing the water pressure from the shower - how many electrical outlets there are (a friend told me she looked at a place where one of the bedrooms did not have a single outlet) - building's policy on guests: one building I looked at required advance written permission if more than two people would be visiting (not staying over, just coming over for any amount of time) at the same time I'm sure there are a lot of other things that people wouldn't think of before them move in. I'm thinking mostly in terms of building policies/rules, and non-obvious things in the apartment that turned out to be really annoying. What else?

Answer:
No matter how diligent you may be, you will never find out everything about a building or a lease that could potentially be annoying, problematic or even prohibitive. Instead, you should try to sign a lease with a termination option, giving the you the option to terminate the lease upon "X" days' notice for any reason. If that's not possible then simply get the ability to assign your lease to another party or sublet the apartment. That way if something goes wrong you'll have a way out.

Not a full answer but: Mobile phone reception on your network. Amazed at how much of an issue this can be in NYC and how it can be a problem. Cable provider. As much as I hate Verizon, FIOS has brought a demonstrable increase in quality of life to me. Sounds/ smells at all times of day. Hard to check, but be wary of late night appointments and weekend views and what may change. Will the wind move to a direction where planes land over your house? Neighbors. Hard to check but get a sense. Stunned by how many luxury rentals in NYC suffer from nearby weed and tobacco smoke.

Contact the local police, health, and BBB to see if they have had dealings wit that location and landlord.
