It is very useful when you want to see an actual refreshed website. Chrome caches every website as you visit them, so that the next time loading time won't be too high. But sometimes, a website is very frequently updated and the next time when you open the website, instead of the new feed, you get the old feed. Incognito ensures that a website is fully loaded from scratch. (Alternatively, just refresh a webpage if you want to see the actual content and not cached content during normal browsing sessions)
