Does horseback riding tear up general use trails?

What is the accepted normal wear & tear lifespan of apartment quality carpeting, & when it should be replaced?

  • We signed a lease two years ago on an older rental house. Part of the terms required us to have the carpet professionally cleaned when we move. The carpet looked fresh & clean when we moved in, but the underpad is thin & cheap quality. This area accumulates a lot of dust very quickly because the town is surrounded by agriculture, (especially grapes); additionally we are into some seriously dry drought years. Add in the daily passage of at least half a dozen trains only 3 blocks away & you'll understand how much dust comes into an uninsulated, wooden house. We have two dogs, who are mostly indoors, no children. We did invest in a good quality vacumn after moving in. The carpet was worn into a frayed edge near the front entry when we moved in. There are uneven floor joists that get extra wear from normal traffic. We didn't think to take close photgraphs throughout the house; I was smitten by the fresh white paint throughout & the interesting structural features. Over the past two years the superficial paint job has become obvious- settling door jams due to a dropping water table and a few distant (relatively) earthquakes made big scapes off the paint surface along door edges & jams, some kitchen paint has scrubbed away in spots that get more soiled by heavy use, like drawer pulls & the backsplash.. Long term termite damage has caused both cosmetic & structural changes... but the landlord finally hired professional treatment after last spring's horrible swarming invasion of inside our living space. The.kitchen floor is covered with an older style of linoleum that has to be over 10 years old. Unfortunately a hot skillet full if shrimp & oil got dropped from the stove & unevenly melted a rough patch in front of the stove. I imagine that coyld be cut out and replaced with undamaged flooring, but no chance if finding a match. What concerns me is what can I do to mitigate the amount of the cleaning deposit withheld when we move? We have discovered a lit of drawbacks to this neighborhood- lots of gang related shootings etc, & a large homeless population in the area, besides other inconveniences, like street parking, with random vandalism. ( My driver side mirror was among several others broken off one morning.) Mentally unstable long term residents of the 'landmark', (read old & infested) hotels across the alley behind this property cause disturbances of the peace any time if day or night.. randomly... jeeeze, talk about a lesson in your face! Wish I'd known a bit more about the town or knew peiple here before choosing! A random but necessary move... So as soon as we can save enough & find somewhere closer to family, we want to move! With better planning. The damage I see to the carpets is probably due to smoking in the house. I've spotted a few small burn marks, and dropped ashes must be part of the ground in dirt I see. Makes me crazy! Why are people so clueless about the mess that trails their bad habits? One good thing is that most of the floor is covered by large area rugs over the carpet. I want out of here ASAP, but it'd sure help if I could realistically expect some cleaning & security deposit money back! Thanks for riding this rant, those of you who've hung in through to here.     If you wrecked the linoleum theyll have to replace the whole kitchen floor or that whole section. Even if there was a match, cutting out one small space would be unsightly. And you have animals. My guess? Dont expect the deposit back. And leave without worrying about it. That sounds like a scary place to live.
