It's called a 3 day quit or rectify notice. It's not a 3-day eviction. What this means, is you have 3 days to quit which means leave. Or you have 3 days to rectify the situation. For you this would mean, clean up the back yard, apologize to the neighbors for your previous noise issues and don't have any further noise issues. The first time your backyard is a mess or you have a noise complaint, you will get a new notice and you will not required to "quit" (leave on your own) or be evicted. The landlord does is not required to do a "do over" with your bad behavior.

Yes, he can legally do that. Your child's medical condition and your pregnancy NEVER figure into what he can and cannot do in an eviction. Any lease or rule violation can be a 3 day notice.

Yes, it's legal for landlord to do that. What exactly it means is up to you to find out. Or for others out here to find out for you. Because you have a child and are pregnant doesn't make it illegal for landlord to do whatever he wants - within the law. Suggest you speak with landlord and tell him you will cut down on the noise and clean up the backyard. Maybe he will be lenient - this time. And - this time - don't use the excuse you have a child and are pregnant. That's no reason to be noisy enough for neighbor complaints or leaving trash and toys all over common property.

A landlord can give you a 3 day demand to leave if there is a violation of the lease. Read your lease agreement to see if the things he is specifying are covered in the lease. My leases cover such things as not keeping the premises clean (i.e. trash in the yard), illegal activity, complaints from other tenants/neighbors about unusual and obnoxious noise, etc. If it isn't in your lease agreement and not against the law, he can't give you a 3 day demand.

Wow, legal aid is closed. So, what else can they do this weekend? Read up on state laws and act accordingly. Read the lease and eviction notice. Searching for NEBRASKA landlord tenant eviction laws, I found some things helpful here: http://www.landlordguidance.com/eviction-notice-forms/nebraska-eviction/ This seems to indicate the tenant has the right to cure the condition(s) causing the eviction notice within the time frame set forth in the notice. So, three days to STAY QUIET and clean up the mess, for starters. It seems to indicate there is a tenant right to hearing in COURT. It also says the landlord needs a court order to evict. So, they will not have to move ON Monday. A 30 day notice is when you have no lease and your landlord wants you to leave under normal circumstances. A 3-day notice is when you have violated the terms of your rental. You should be more serious about your situation being pregnant and behave yourself. Obey the rules. Your landlord does not have any responsibility for your pregnancy. Yes he can legally give you a 3-day notice.

In most areas there is no legal basis for a 3-day eviction notice. Call legal aid in your area and see if you can get a lawyer to take this.
