I am presently doing my internship in the sustainability development mechanism department of the UNFCCC.  It is the division which ran the clean development mechanism and gave impetus to the carbon markets. There is a procedure to be followed to get emission reductions certified. The first step is to select the methodology related to your project activity. There are a lot of afforestation methodologies which can be used in your case. However I would like to add that the carbon markets are in the midst of an extreme crisis and the cost of CER' s has gone down to 1 euro or 50 cents . The second way you can utilize the land and get carbon credits or project financing is by contacting institutions like UNDP, world bank and asking them to finance the project. They would use their own MRV (monitoring reporting and verification) tools to assess the viability of the project and take a decision . You can also look up for NAMA and REDD+ program to gain further understanding of the process. As an engineer I would suggest, try and explore the usability of your land for developing a waste to electricity project. Organic rankine cycles are becoming cheaper, especially skid mounted Chinese versions. A contract with the local municipality can help you earn some money by selling the electricity to the grid as well as carbon credits . Please feel free to ask more questions. I would be more than happy to assist.
