How does airbnb's message response rate work?
-
How does the response rate metric and average response rate time determine if a potential guest's message doesn't need a response? Example senario: A potential guest makes an enquiry. The host replies with a message. Then the potential guest messages back saying he's booked a hotel instead. If the host doesn't reply back to the last message does that affect the response rate and average response time. If not, how does or could airbnb work it out it doesn't need a reply (other than if they booked a different airbnb property)?

Answer:
Great question! A host's response rate is the number of inquiries to which a host has responded divided by the total number of inquiries a host has received in the past 90 days. An inquiry is considered the initial message from a guest about prospective dates, not any following messages from the same guest. So the most important thing for response rate and response time is that first message! If you'd like, here's the published FAQ: https://www.airbnb.com/help/question/430
