Can I become an Appraiser with a Real Estate License?

  • I was told by my instructor, anyone with a RE License could become an appraiser. He says all you have to do is find someone to sponser you for the 2000 hrs. How true is this? Or do ...show more

  • Answer:

Sorry but your instructor is clue-less and does not know what he/she is talking about. Your RE license will not help you get a appraiser license at all. First you will have to take 75 hours of appraisal classes and 15 hours of USAP just to get a trainee license. Then you have to find a Certified Appraiser to work under for no less than 2 years to get your 2000 hours and also take another 200 hours of appraisal classes all with tests. After all of that then you can take the state test and if you pass (40% of people fail the first time) you will be a licensed appraiser only allowed to appraise up to $1,000,000 and no complex prop. like water front. To become a certified all of the same apply except you will need 250 class hours and 2500 hours. After 1/1/2008 it will all change and you will need a degree to become certified or general certified and more hours and classes. Appraiser are under the State and federal gov. It took me almost 4 years to get State certified. Its not like taking 60 hours of RE classes and getting a RE license anyone can get a RE license in a couple of months, trust me its a lot of hard work.
