Is there such a thing as a real estate company that will buy your house if they don't sell it for you?

    First off, you are not obligated. If you are not happy with your Realtor's service, you can cancel the contract. Yes, there are companies that will purchase your house if it doesn't sell, but it is below fair market value. If you have had lots of showings and no offers, your price is too high or something is wrong, i.e. it doesn't show well. As others have said, it is a very tough market right now, you need to be market ready and priced appropriately.

One of the major rules of real estate: Any house will sell, in any market condition, at the right price. If you aren't getting showings, and you aren't getting an offer, then your house is ALWAYS priced to high for CURRENT MARKET CONDITIONS. This is what forces the DOWNSLIDE of home prices. People that have their houses on the market for months without a showing...need to lower the price...once you "hit it"...trust me, it will sell. However, if sellers are still commanding what your house would have sold for a year ago? Are living in fantasy land...the market has changed drastically, and people won't see another major change until after the Presidential election...it doens't matter who wins, but investors start getting skiddish about one year prior to the election. The combination of high gas prices (which has caused everything to go up), and virtually no wage increase for workers (which leaves them with no extra money to pay for the increases), as well as the bust of the subprime market (which was a ticking time bomb to start with) have ALL contributed to the real estate downslide.

If your real estate agent can not control if your home sales, most do not because the seller has them over priced. There are no companies that are going to belly up to the bar and buy over rpiced property simply because no one wants to waste their money. You can sell to real estate companies though, "we buy for cash" types. They will give you about 60% of the market value in cash, no contigencies, and they close within about 10 days as there is no loan involved.

Some real estate companies advertise that they will buy it if it does not sell. However, the fine print is they will buy it at an "acceptable" price which usually means below market price. Ask your realtor to update you on homes that are currently for sale in your area. Check if you home is priced above or below those other homes. Ask your realtor if anything has sold in your area during your listing. If homes have sold in your area that are like yours check out the sales price. You may have your home listed too high. Competition is fierce right now. Curb appeal is important. Ask your realtor for updates and suggestions.

Listen to me first. Today's market is very tough. Even the most seasoned agents are having trouble getting properties sold. I've been in the business almost 20 years and I've had one sale this year. I spend all my free time networking and in open houses for nothing. I have my daughters townhouse listed and they haven't had a showing in months. And they need to move! It's not necessarily the agents fault. It's the market. And if you think you will make out by going with a discount broker or a firm that buys your home if it doesn't sell, believe me when I tell you that you will not be happy with the offer they make you and or they will tell you that your home doesn't qualify. Nothing in life is free and you get what you pay for these days. So if you want to do something to put some fire under your agents butt - raise his commission rate and tell him to get the place sold in 45 days or you will cancel the listing. And as long as your contract does not have a pre-cancellation penalty, you can cancel it at any time, whether there is a lockbox or not.

As a realtor I will tell you that people who offer that deal are interested in getting your listing not buying your house. For a realtor to buy your house they have to be able to re-sell it and cover all expenses, possibly making some profit. So guess who will lose in that proposition. I am not saying that it couldn't or wouldn't be a benefit to some folks- those who are really desparate and just need to unload the house, but if you are looking for a fair price than I would suggest you ask your realtor for a current realistic market evaluation of how much your home is worth and then price it at or below that price with a little higher commission. We as realtors are not supposed to discuss commissions but I will tell you this the better you price your house and the better the commission the more agents will want to show and sell your home. There are a lot of houses to choose from and we, like you, work to feed our family! The word to the wise is sufficient!
