If I have a real estate client asking me to increase traffic on his website, how do you know what price is fair?
-
Also, what steps could you take to make his website more SEO friendly if you had access to it ?

Answer:
Pricing is one of the most difficult aspects of this job because there are a number of different factors that influence how much you should charge for SEO. Here are just a few things to consider: How much is one new customer worth to the client? (As in "How much will the client make from one new customer?" and "How much are they willing to spend to acquire one new customer?") How difficult is the customer's niche? ("Bob's Widgets" will be more difficult to work with than "Silver Lake Hair Emporium.") What is your skill level? (Are you knowledgeable about SEO or is this something you will have to figure out as you're doing it? Learning on the job typically earns you less.) How much is your time and effort worth? (Are you charging by the hour, by the project or by the time period? It's very easy to overlook aspects of the SEO process that will lower your eventual hourly rate if you are charging monthly or by the project.) What tools are you going to use? (You're going to have to factor in the cost of tools as well. You don't need tools, however. Everything you need to accomplish with tools can be done for free, it often takes much, much more time.) Also, I've included some pricing resources on my answer to:

The link that posted is a good place to start... just use your own experience level to weight where you start on the scale. I've been doing this for 17 years, so I lean to the right... if you're just asking this question, then lean to the left. :) On what to do, start with an audit of the existing site by looking at current Content, Site Architecture, and Inbound Links. Look around on SlideShare, I've given my outline for my audits out a few times (it's not like it's secret, you're getting paid for the work, not the outline). Then, fix the holes.

Depends on how you plan on getting traffic there. Organic traffic? Than you need to take a look and say how long will it take to do a technical site audit and optimize it for whatever keyword research you did. Typically a skilled seo charges $120+ an hour. Personally I charge $85 per hour. I like to do 6 month contracts with a minimum of 10 hours of work a month. You have to take into account how long it's going to take Google to see the positive onsite changes, as well as the new backlinks you are getting for them. I find most client's metrics can be improved by just doing the SEO fundamentals: good layout, using keywords in a link path, one keyword to a page, meta descriptions that make uses want to click, and title tags that don't look spammy,

Think about it in terms of ROI from his perspective than work backwards with your costs to see if it's worth both of yor time.

Yes, it totally depends on the conversion value of the one lead that he gets and the amount of time involved in increasing the traffic.
